Water heaters fail dramatically
A water heater holds 40 to 50 gallons. When the tank goes, it does not trickle — it floods. Garages, basements, and utility closets take the hit, and water runs under walls into adjacent rooms.
First: shut off the water to the heater and turn off its power or gas. Then call (301) 679-9193. We extract the water, check how far it spread, and dry everything. Your plumber replaces the unit — we handle the damage it caused.
Check the pan and drain
Many heaters sit in a drain pan that is supposed to catch slow leaks. Pans clog, drains back up, and slow leaks become floods nobody notices. After we dry you out, have your plumber check the pan and drain line when the new unit goes in.
Water heaters usually last 8 to 12 years. If yours is in that range and sitting over finished space, a leak is a matter of when, not if.
